As famílias com renda mensal de até R$ 12 mil podem, a partir desta segunda-feira (5), contratar a nova modalidade do Minha Casa, Minha Vida voltada à classe média. A Caixa Econômica Federal começou a oferecer os empréstimos da nova categoria do programa habitacional.
Líder no financiamento imobiliário no país, concentrando cerca de 70% das operações de crédito no setor, a Caixa pôde começar a operar a nova categoria após o Conselho Monetário Nacional (CMN) regulamentar, na última quarta-feira (30), as mudanças no Minha Casa, Minha Vida. Isso porque era necessário definir o uso de fontes alternativas de recursos no programa habitacional, além do Fundo de Garantia do Tempo de Serviço (FGTS).
Apelidada de Faixa 4 do Minha Casa, Minha Vida, a nova modalidade oferece financiamentos com juros nominais de 10% ao ano e prazo de até 420 meses (35 anos) e permite financiamento de imóveis de até R$ 500 mil. Até 80% do valor de imóveis novos poderão ser financiados. Para imóveis usados, o percentual financiado cai para 60% nas regiões Sul e Sudeste e mantém-se em 80% para as demais localidades.
A nova modalidade do programa habitacional oferecerá crédito com recursos dos lucros e dos rendimentos do FGTS e dinheiro próprio dos bancos, como depósitos na caderneta de poupança e investimentos em Letras de Crédito Imobiliário (LCI).
Famílias enquadradas nas faixas 1 e 2 também estão autorizadas pelo Conselho Curador do FGTS a financiar imóveis pela Faixa 3. No entanto, os mutuários que optarem pela elevação de categoria terão as mesmas condições da Faixa 3, sem acesso aos subsídios do governo. (COM INFORMAÇÕES AGÊNCIA BRASIL)
